Park Hyatt Enters Niseko’s Villa Market with ONE HANAZONO VILLAS

Niseko’s branded residential story has a new chapter. On September 1, 2026, Pacific Century Premium Developments Limited (PCPD, SEHK: 00432) and Hyatt Hotels Corporation announced ONE HANAZONO VILLAS, a collection of 13 private residences set within the Hanazono landscape — and the first Park Hyatt-branded villas anywhere in Japan.

For buyers tracking Niseko, the announcement is notable less for its scale — 13 units is a deliberately small release — and more for what it signals: continued institutional confidence in Hanazono as a long-term alpine investment destination, and a deepening of Park Hyatt’s presence in the area beyond the hotel itself.

Building on an established foundation

This isn’t PCPD and Hyatt’s first residential venture in Hanazono. Park Hyatt Niseko Hanazono’s own branded residences launched back in 2020, and ONE HANAZONO VILLAS extends that relationship into a standalone villa product — separated, larger-format homes rather than hotel-integrated units. That continuity matters for buyers: it means the villas arrive backed by a brand and operator that already has several years of on-the-ground performance in this specific market, rather than a first-time entrant testing the waters.

What’s actually being built

Each villa spans roughly 700 to 1,000 square meters (7,500 to 10,400 square feet) and is individually separated, with four to six ensuite bedrooms and generous living and dining space built for year-round use rather than a ski-season-only footprint. Most units are positioned to take in views of Mount Yotei.

The design pairing is a strong one: architecture by Kengo Kuma, interiors by André Fu, and day-to-day service and management delivered by the Park Hyatt Niseko Hanazono team. That last point is the practical piece for owners — the villas combine private ownership with hotel-grade management, rather than requiring owners to run their own staffing and upkeep.

Owners will also get access to a private clubhouse with direct ski-in, ski-out connectivity to the slopes and a dedicated après-ski lounge — a genuine rarity in Niseko, where true ski-in, ski-out access at this scale is limited even among established developments. Two fully furnished show villas are scheduled for completion this winter, giving prospective buyers their first real look at the finished product.

Pricing has not been disclosed, and PCPD has noted that renderings and unit descriptions apply to select villas only and may change as designs are finalized.

Why it matters for the wider market

PCPD’s footprint in Hanazono and Weiss now spans more than 2.7 million square meters (29 million square feet), and the company has described this project as a continuation of its longer-term commitment to the area rather than a one-off launch. Hyatt, for its part, has pointed to sustained demand from buyers looking for design-led residences with the discretion of private ownership and the backing of an established hospitality brand.

For the Niseko property market broadly, moves like this reinforce a pattern we’ve tracked closely: branded, ski-in/ski-out residential product remains scarce relative to demand, and each new limited-release project — from established players and newer entrants alike — tends to firm up pricing expectations across the wider Hanazono and Kutchan corridor rather than dilute them.
