Find a Property

Nisade Real Estate curates more than 200 properties across Hokkaido’s most desirable resort towns, from ski-in, ski-out apartments in the heart of Hirafu to quiet mountain retreats in Moiwa and Annupuri, alpine land in Hanazono, and expanding opportunities in Rusutsu, Furano, and Hakuba. Every listing on this page comes directly from our own portfolio, not a syndicated third-party feed, and is maintained by an on-the-ground team that inspects and prices each property personally. Use the filters below to narrow by area, property type, apartment, house, land, penthouse, villa, or commercial, bedroom count, price, or size. Prefer a shortlist built around you instead? Speak with a Nisade agent directly, and we’ll match you with properties that fit your budget, timeline, and whether you’re buying a personal ski home, a rental investment, or a long-term residence.

Can foreign buyers own property in Japan?

Yes, Japan places no restrictions on foreign nationals purchasing freehold land or buildings, which is one reason Niseko has become Asia’s most established international ski property market. Ownership is registered directly in the buyer’s name, or a company structure if preferred, with the same freehold title Japanese buyers receive. Financing, tax treatment, and the registration process do work differently than in most home markets, so international buyers typically work with a bilingual agent and a judicial scrivener (shiho shoshi) to handle the transfer, a process our team coordinates as part of every purchase.

What does property cost across these listings?

Prices on this page span roughly ¥50 million to ¥4.5 billion, reflecting Niseko’s range from compact ski-in, ski-out apartments to large land parcels and standalone luxury homes. Hirafu and Hanazono tend to command the highest per-square-meter prices given ski-in, ski-out access and newer supply, while Moiwa, Annupuri, and the growing Furano and Hakuba markets offer comparable mountain access at a lower entry point for buyers willing to look slightly further afield.

Why search with a local agency instead of a listings portal?

Every property on this page is verified, priced, and where relevan, inspected by our Niseko-based team, not scraped from a national portal. We track upcoming developments before they list publicly, know which buildings permit short-term rental management and which restrict it, and can walk you through selling as well as buying. If nothing here fits today, tell us what you’re after through our contact page and we’ll flag new listings as they come to market.
