Real Estate Sales Associate
The Role
Nisade Real Estate is seeking a motivated and experienced Real Estate Sales Associate to join our dynamic team in Niseko. This mid-level position is ideal for someone with a strong foundation in real estate sales who is eager to advance their career in a fast-paced, international environment. You will work closely with both domestic and overseas clients, providing expert advice on property acquisitions, investments, and luxury resort homes.
Responsibilities
- Represent buyers and sellers of luxury homes, land, and investment properties in Niseko and surrounding areas.
- Conduct property inspections, in-person and virtual tours, and client consultations.
- Proactively manage leads through personal outreach, referrals, and internal CRM systems.
- Advise clients on pricing, market conditions, and the purchase process.
- Prepare, review, and negotiate offers, contracts, and all necessary documentation.
- Stay up-to-date on local market trends, new developments, and relevant regulations.
- Collaborate with the marketing team to promote listings and attract qualified buyers.
- Utilize CRM tools to track client activity and manage the sales pipeline effectively.
Ideal Experience/Competencies
- 2–5 years of experience in real estate sales.
- Valid real estate license in Japan (or ability to obtain one).
- Business-level English is required; Conversation Chinese or Japanese is highly preferred.
- Proven track record of closing deals and managing client relationships.
- Understanding of investment-focused or resort real estate is an advantage.
- Strong communication, time management, and negotiation skills.
- Familiarity with the Niseko market or similar seasonal resort markets is a plus.

Real Estate Licensee & Compliance
The Role
As a Takkenshi, you will serve as the company’s licensed representative under the Real Estate Brokerage Act (宅建業法). You will be responsible for explaining important matters (重要事項説明), overseeing real estate contracts, and ensuring full legal compliance for all transactions. This role is critical to upholding trust and transparency with our clients — both domestic and international.
Responsibilities
- Prepare and explain 重要事項説明書 (Explanation of Important Matters) to buyers before contracts are signed
- Confirm and stamp all real estate contracts, ensuring compliance with宅建業法
- Maintain proper record-keeping of transaction documents
- Coordinate with legal, sales, and property management teams on closing procedures
- Monitor and advise on regulatory updates and license renewals
- Occasionally assist with bilingual support for foreign clients (English proficiency preferred)
Ideal Experience/Competencies
- Valid 宅地建物取引士 license (Registered in Japan)
- Minimum 2 years experience in real estate sales, legal, or property development
- Strong understanding of real estate laws and contract practices in Japan
- Native-level Japanese (English or Chinese is a plus)
- High attention to detail and strong communication skills
- Comfortable working in both traditional and modern tech-driven environments

Market & Data Analyst
The Role
As a Market & Data Analyst, you will turn messy real-estate data into clear insights that drive pricing, positioning, and sales strategy across Niseko, Furano, Rusutsu (and whatever else the market throws at us). You’ll support the team with market intelligence, competitor tracking, performance dashboards, and investment analysis to help clients and internal stakeholders make better decisions.
Responsibilities
Track and analyse market trends across key resort areas (pricing, absorption, inventory, days on market)
Build and maintain pricing models and comparable sales/rental databases
Produce weekly/monthly market reports and internal dashboards (sales pipeline, lead sources, campaign performance)
Support investment analysis (net yield/ROI models, expense assumptions, financing scenarios, sensitivity analysis)
Coordinate with Sales/Marketing to refine pricing strategy, positioning, and buyer targeting
Conduct competitor research (new launches, incentives, rate plans, management fees, owner-use rules)
Improve data quality and reporting processes across CRM/booking/operations systems
Assist with client-facing materials (investment summaries, performance comps, market snapshots
Ideal Experience/Competencies
2+ years experience in market research, analytics, consulting, real estate, finance, or revenue management
Strong Excel/Google Sheets skills (modelling, pivot tables, lookups, scenario analysis)
Comfortable working with data tools (e.g., CRM exports, BI dashboards, basic SQL a plus)
Solid understanding of real estate metrics (price/sqm or tsubo, net yield, NOI, capex, operating costs)
Strong written communication skills (able to explain insights clearly, not just numbers)
High attention to detail and good judgement under ambiguity
English required; Japanese and/or Chinese is a plus
Bonus: experience in hospitality, hotel/short-stay revenue dynamics, or resort markets
